In most large Russian cities, at various stages of construction of commercial and residential real estate, there is a significant unsatisfied demand for comprehensive services from concept to operation. Modern customer's service ensures the fulfillment some of these tasks set within the framework of the traditional construction model. Changing requirements for business efficiency in a digital environment, resource efficiency, and increasing demands for citizen comfort stimulates the application of information and BIM technologies in the investment and construction sector. Designing and constructing efficient buildings that are comfortable for life and business, able to change with their consumers, and provide safety, energy efficiency, health and quality of life has enormous growth potential. IT technologies are the basis for the growth of the digital economy. This confirms the relevance of the chosen research topic. The research purpose is to analyze the application of BIM technology in construction to assess the prospects for the development of the industry within the framework of digital transformation. The scientific novelty includes the systematization of the world and Russian experience of BIM technology in the investment and construction sector, the identification of positive and negative characteristics of various BIM techniques, the interpretation of the Bew-Richards Model, as well as assessment of the City Information Modeling prospects. It is concluded that BIM technology allows to obtain initial data on the exact geometry of the building, to build a geometric model of the building. This is the basis for creating an information model of a real estate object. Thus, a high speed and level of preparation of design and estimate documentation, facility performance prediction, improvement of quality and accuracy of design works due to effective interaction between all participants of the design process are ensured. This leads to significant savings of money and reduces the payback period of investments. The results obtained may be useful for IT specialists, public authorities implementing priority national digitalization projects, and the scientific community.
