The activities of the organization - the owner of real estate, leading the rental business, in the long term are considered. Detailed forecast calculations of the economic and financial indicators of the activity of this organization were carried out using various taxation systems - basic and simplified. The analysis of the simplified taxation system was carried out based on the assumption that the organization can choose various objects of taxation: “Income” and “Income minus expenses”, as well as tax rates depending on the place of registration of the organization. The possibility and features of applying the method of estimating the value of a business based on the net increase in invested capital to an organization conducting rental activities are shown. Variable cost calculations were made for different taxation systems, different tax rates, as well as the presence or absence of property tax. It is shown that the choice of taxation system has a significant impact on the resulting indicator of business value. The presence or absence of a property tax also leads to a significant change in the cost of the rental business, which allows us to give some recommendations regarding the type of property planned for acquisition for subsequent rental. Based on the analysis of the cost of the rental business, recommendations are given for making decisions on choosing a taxation system for an organization planning to run such a business. It is emphasized that, in addition to economic factors, when making a decision, it is necessary to take into account the features associated with the sources of financing for real estate acquisition transactions, as well as relationships with the previous owner and / or developer.
